GWS provides real estate transaction expertise, portfolio strategy and planning, capital investment management, workplace strategy and facility operations for Microsoft’s corporate office portfolio globally.

We are seeking an experienced Portfolio Planner to be responsible for strategically planning, analyzing and optimizing the portfolio of assigned business groups across Northern California, Atlanta, North Dakota, Texas, New York, and Vancouver regions that covers approximately 12,000 headcount, 2.9M square feet, and 40 sites.

We are looking for an energetic, analytical, and highly accountable business leader to be the Senior Portfolio Planning Manager, Real Estate, in Mountain View, CA, playing a pivotal role in shaping and optimizing our corporate real estate portfolio. You will partner with internal business groups to understand their business objectives and needs to deliver innovative, data-driven space solutions, while balancing the alignment with Microsoft’s real estate strategic goals to drive operational excellence and elevate the employee experience.

Responsibilities
  • Develop and implement immediate and multi-year portfolio and occupancy plans, including comprehensive occupancy plans that reflect current and projected headcount, business objectives and inputs, and alignment with lab and specialty space forecasts for assigned business groups.
  • Optimize portfolio and occupancy strategies for internal business groups, collaborating closely with other Portfolio Planning Managers to maximize space utilization and efficiency.
  • Serve as a subject matter specialist in the development of real estate business cases for select business groups.
  • Establish and maintain a regular business cadence with each group to facilitate clear communication, share key information, and capture lessons learned through knowledge management platforms.
  • Drive alignment between business partners and GWS real estate teams, by providing clarity and guidance when navigating ambiguity and evaluating trade-offs.
  • Lead projects across cross-functional teams and stakeholders to drive regional and business alignment on key GWS strategic initiatives.
  • Oversee project execution for approved space plans, ensuring strategies support business group objectives and meet established optimization criteria, timelines, and expectations.
  • Manage third-party vendors to deliver services on time and within budget, ensuring alignment with Microsoft’s standards and business needs.
  • Ensure compliance with established space governance models and guidelines.
  • Balance business needs with Microsoft’s financial responsibilities by upholding cost governance standards and protocols.
  • Collaborate with subject matter experts to develop and implement tools for monitoring and optimizing the utilization of high-investment spaces.

Qualifications

Required/Minimum Qualifications

  • Bachelor's degree in Business Management, Real Estate, Project Management, or related field, AND 3+ years relevant experience. OR 5+ years equivalent experience.

Additional or Preferred Qualifications

  • Bachelor's degree in Business Management, Real Estate, Project Management, or related field AND 5+ years portfolio management, real estate, or office management experience OR 7+ years equivalent experience.
  • Comprehend, analyze, and interpret complex documents and data, demonstrating advanced analytical and quantitative skills to solve multifaceted problems and positively influence partners.
  • Apply long-term, strategic perspective and forecasting, demonstrating solid organizational skills to develop and prioritize plans at both strategic and execution levels.
  • Understand workplace, financial, and organizational dynamics to deliver successful corporate real estate solutions.
  • Exhibit solid communication skills to present information clearly and respond effectively to sensitive issues.
  • Drive solutions and lead effectively in a fast-paced, dynamic environment.
  • A continuous improvement mindset with a passion for optimizing space solutions and driving innovation within the company.


Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $97,600 - $188,400 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $125,000 - $206,400 per year.
